The Design
A deliberate move away from compact townhouse layouts: generous internal dimensions, large floor-to-ceiling windows, and a private outdoor garden plot per home, across two G+1 (ground-plus-one) configurations.
3-Bedroom (~2,788 sq ft). Ground floor is fully open-concept — living and dining flow into an integrated kitchen, alongside a maid's room with en-suite, a laundry station, a powder room, and a rear terrace onto the private garden. All three bedrooms sit on the first floor, separating living from sleeping areas; the primary bedroom has an en-suite bathroom, a walk-in wardrobe, and a private glass-paneled balcony.
4-Bedroom (~3,081 sq ft). A wider built-up footprint, with a ground floor adapted to include a flexible guest bedroom or home office alongside larger multi-car parking bays.
The Location
Alva sits within The Valley, Emaar's community at the Dubai–Al Ain Road (E66) / E77 intersection — roughly 20 minutes from Downtown Dubai and 25 minutes from the airport. The neighbourhood is planned as a low-density eco-community with separated circulation — dedicated cycling tracks and pedestrian trails kept apart from vehicle lanes. It centres on a Town Centre of cafés and boutique retail, with access to Golden Beach, a desert-inspired coastal lagoon with white sand and multi-tier swimming decks, a Sports Village, the Kids' Dale park network, local community retail, and multi-purpose event lawns.
Renders & Floor Plans
Market claimAlva is a very early pre-launch release — land trace only in January 2026, construction not yet started — and we don't currently have imagery we're able to publish for it. The renders and floor plans circulating on broker sites are Emaar's own marketing assets, and Emaar's published Asset Usage Policy requires prior written approval from Emaar before third parties use them in advertising or marketing. We haven't obtained that clearance, so this page stays copy-only until we do. Ask your advisor for the current floor plans and renders directly.
Payment Plan
Market claimEmaar's published terms for Alva: 20% x 5 — five equal annual instalments, running 2026 through 2030, aligned to the Q1 2030 handover. Read as an 80/20 split, that's roughly 80% paid across four instalments during construction (2026–2029) and the final 20% due on completion. A separate monthly option — 2.5% per month, for UAE Nationals and Residents, subject to approval — is also being offered on this release.

Alva repeats the same community and the same Emaar terms, but on a deliberately limited release — around 196 homes — with materially bigger plots, built-up areas, and private garden space than that sold-out release, at the quieter E66/E77 corner of the masterplan. We think that combination — proven demand upstream, more land and light per home, on unchanged terms — is worth a client's attention while the release is fresh and still in its planning stage.
Is This the Right Fit?
Alva suits a buyer who wants a standard freehold townhouse in an Emaar master-community with a demonstrated sales track record next door, and who values plot size, natural light, and private outdoor space over being first to a brand-new, unproven location. It is an individually owned, individually titled townhouse purchase — not a fund, leasing structure, or guaranteed-return product. It will not suit a buyer who needs a shorter runway to handover; at a Q1 2030 date, this is a longer hold than some of our other releases.

Yes. Alva is a standard freehold off-plan townhouse release within Emaar's The Valley masterplan — each unit is individually owned and individually titled, available to buyers of all nationalities, subject to project terms.
